In 2000, Unit 254, an original Plan A 2-bedroom / 2.5-bath townhouse, was developed into the first 3-bedroom / 3.5-bath unit in the Park Avenue Condominium complex. Only one other unit, in 2002, has been modified in a similar style, yet it is still somewhat different. The major differences between Unit 254 and Plan A, described and shown under Floor Plans, follows:
First Floor: The walls surrounding the kitchen were removed. The dining room area was relocated between the kitchen and living area. The kitchen counter was relocated near the entrance. The water heater was relocated to the mechanical area and the water heater closet was changed to a broom closet that now opens towards the living area. The front closet was turned into a washer / dryer closet. A hot tub, partly recessed, and a deck flanked by irrigated flower beds, were added to the open atrium.
Second Floor: The open ceiling area above the living room was enclosed into a bedroom. A small flight of stairs was added next to the vanity sink in the bathroom to provide access to this room. New bedroom entries and doors were added for the new and adjacent bedrooms, and new closets were made for each bedroom and the hall. A new 3/4 bath was also added in the former bedroom, next to the existing bath. The closet area in the lockout bedroom was changed into two separate closet areas and a kitchenette was added.
An Adjacent Unit: In mid-2003, Unit 253 became under the same ownership as Unit 254. Although these two units can be used separately from one another, they can also be used together - even though they presently do not have an interior connection. Besides boasting an exceptional golf / ski course and close-in location, these two units offer 5 bedrooms, 5 baths plus two half baths, two covered parking spaces, two fireplaces, two washer/dryers, two kitchen - dining - living areas, a private hot tub and over 3,000 square feet of space. They easily accommodate groups as large as 8 to 10, and up to 12 with children. At present, there are no accommodations other than houses that are this large in Park City and, houses do not offer the on-site amenities (pool, spas, saunas, tennis, rental office) nor as convenient a location as these two side-by-side condominiums.
