1. Hot Tub. Partially sunken around a redwood deck in an enclosed private outdoor atrium with irrigated landscaping, this 6-person Arctic Spa is frequently tested and treated. It has a MicroBan (antibacterial) surface and measures 8' x 6.5' .

2. Woodburning Fireplace. It's a snap to start a fire with the gas lighter in this large masonry fireplace and free firewood is provided! A flue that is wedged open makes it unnecessary to look up the chimney and the "frameless" glass fireplace doors provide unobstructed views of the fire. A CO2 detector provides added safety.

3. Sony Home Theater System. Enjoy a superb Sony audio/video system that includes: a 32-inch Stereo TV, expanded digital cable with over 70 channels (including HBO, ESPN & E!), a Dolby Digital Stereo Receiver (with 5.1 Ch Surround), a set of 6-speakers, a DVD/CD Player (that also plays CD/Rs, CD/RWs and MP3s), a VCR, a Tape Player, an Audio/Video (A/V) Switcher (with front inputs and game console cables) and Remotes. 4. Washer / Dryer. This Maytag washer dryer (LSE7806), with auto-sense drying, is a stacked unit. It is conveniently located on the first level near the kitchen counter.

5. Fully Business Ready. This unit has the same capabilities as in most offices and some expensive hotels, but there are no charges and it is always available during your stay. Included for your use is a 1) Computer, 2) High-Speed DSL Internet Access, 3) HP All-in-One, 4) Office Supplies, e.g. paper, clips, pens/pencils, etc., 5) Answering Machine with cordless 5.8Ghz phones, and 6) Two Phone-Lines. In addition, if you bring a wireless device with you, the unit has a 7) Wi-Fi Network (802.11b) for access throughout the unit and even the patio. All of the noted devices are conveniently located in on a counter with views of the entire first floor and outside. There is also a work area in the Master Suite.

6. A Boot and Glove Dryer. This Air Dry System (4SDG) is located near the entry and accommodates four pairs of both boots and gloves. It uses cool air to preserve shapes.

7. Ski & Golf Access and Gorgeous Mt. Views. Golf and cross-country ski courses are out the back door. With the right snow conditions it's possible to "ski-in" from the Park City resort only 3-blocks away. In summer, the unit is on the 18th fairway and a block from the pro shop and range. The views of the 2002 Olympic slopes and mountains are superb.

8. TV's & DVD or VCR and Deluxe Bedding are in Each Bedroom. All bedrooms have TVs and VCRS or DVDs, cable, remotes and A/V connections for such devices as video games. The Master Suite has a 27" flat TV combo with DVD/VCR that - along with the kitchenette, day bed/couch and table/chairs - provides an alternative entertainment area. In winter, the deluxe bedding consists of hyper-allergenic white goose down comforters and pillows, 100% Egyptian Cotton matching duvets, bedskirts and shams. The sheets are all cotton (250 - 350 Thread Counts) and extra blankets and synthetic filled pillows are also in each bedroom.

9. Patio & Grill and Covered Parking. The patio has all season outdoor furniture, a Weber BBQ gas grill with auto start and stainless steel grill utensils. (If no one is using Park Ave. 253 next door, an outdoor charcoal grill is also available.) Covered parking is just outside the entrance; additional parking is available on the driveway and on-site.

10. Wall Safe, Home Weather Monitor, Light Sensors and Fans. An electronic wall safe is large enough to store a laptop computer. A Home Weather Station in the living room displays outdoor temperatures and forecasts the weather. Sensor lights in the carport automatically light up the entrance and are also located above the hot tub and in the Master bath. Both the living room and master suite have ceiling fans and lighting with remotes, and in summer, the other bedrooms have portable fans.

11. Humidifiers, Heat Control & Hot Water. The central humidifier, supplemented with portable humidifiers when the air is extremely dry, maintains a more comfortable and healthy humidity level throughout the condo. To provide for slightly cooler temperatures during sleeping hours and warmer temperatures when the condo is more actively used, there is a programmable thermostat. However, the heat can be changed any time of day and a secondary thermostat and space heater is available in the master suite. Kenmore's largest gas hot water heater (with power vent) was installed to provide ample hot water.

12. Free Access to Complex Amenities. Only a couple buildings away from the unit are some of the most complete On-site Amenities of any condominium complex in town. Besides a large heated outdoor pool, there is a recreation building with enclosed spas, saunas, lockers, a rental office with concierge and, in the summer, a private tennis court.
