SCOPE OF THE RENOVATION

The scope of the renovation and remodeling was extensive as described herein. It required a couple months of planning and about four months of work with usually at least a couple people on site daily. All of the following was removed and replaced as new: framing, walls, insulation, cabinets, floorings, counters, sinks, toilets, tubs, faucets, light fixtures, fans, doors, locks, appliances, vents and blinds. In addition, most of the follwing was replaced: electrical systems, fire alarms, plumbing, phone lines, furnishings and decorations. This is one of the most extensive renovations within Park Avenue Condominiums. Although little remains of the original interior, unique features like the large masonry fireplace, the outdoor atrium and of course the brick walls still exist to help create a very special place.

Nearly everything inside the unit was changed. All floor coverings were replaced with tile, slate or carpet. All counters were improved with granite and all cabinets were replaced with those of maple. Solid wood (fir) doors were placed in all bedrooms, the atrium and the downstairs hall and interior doors and all locks were replaced. All ceilings were redone with either smooth or retextured surfaces and the unit was completely repainted. Owner storage was dramatically increased with two closets upstairs and two closets plus two cabinets upstairs. Changes to the fireplace included new doors, a lodgepole mantle, a gas starter, propping the flu open and adding a CO2 detector. The carport ceiling and exterior walls were insulated and all bedrooms were arranged for privacy and quietness. The concrete patio deck was replaced. The atrium was modified to accommodate a hot tub and decking.

Most furnishings were replaced with new items. All kitchen dishes, glasses silverware and pots/pans were new as were most appliances. New beds, bedding, blinds, furnishings and decorations were added. Although some classic pine furnishings remain, such as the dressers, the couches, coffee table, entry bench and entertainment center were all purchased new as were the lockout headboard, night stand, table and chairs. A full home theater entertainment center was purchased and set-up, including custom wiring and wall speakers. Electronics were also purchased for all bedrooms.

The mechanical systems needed an overhaul. For instance, the hot water heater was replaced with a 55-gallon unit to supply more continuous water to all baths. A central humidifier was added to reduce dryness and improve comfort. The vents and ducts were modified to accommodate a new washer/dryer in the front closet and to add heat to the new bedroom. New electrical wiring was needed throughout the unit, but 220v service was needed for the hot tub, the washer-dryer and the kitchenette along with a new circuit breaker pannel added in the mechanical closet. The new light fixtures doubled the original lighting intensity and several sensor lights were added. Lighted fans with remotes and lighted switches for easy access at night were installed. Of four phone lines added, two active, one serves the entire unit and the other can be used for computer access or the lockout suite.

Not only did this renovation project require several months and a cost near six figures, but a great deal more time and additional expense has gone into improving the quaility every year to make the unit exceptional. (See recent additions.)
